Project: Complete House Renovation and Single-Storey Extension
Location: Oaklands, Waterlooville
Short description: Comprehensive house renovation and single-storey rear extension, creating a modern family home with a spacious open-plan kitchen and living area.
Client Brief: Transform the existing property into a modern, practical and high-quality family home, creating additional living space while fully refurbishing the existing interior and improving the external areas.
Work Undertaken: SODA Building Services Ltd constructed a new single-storey rear extension to create a spacious open-plan kitchen and living area, including all associated groundworks, foundations, drainage, structural brickwork, blockwork and roofing.
Internally, the property underwent a complete refurbishment including the supply and installation of a new fitted kitchen and bathroom. The entrance and hallway were refurbished, with new flooring, wall and ceiling preparation, painting, tiling, plumbing and associated electrical works completed throughout the property.
External works included landscaping and the construction of a new patio area, together with all associated finishing and making-good works.
The Result: A fully renovated and extended family home providing a modern, spacious and cohesive living environment, with a new open-plan kitchen and living area, completely refurbished interior and improved external space.

Project: Three-Bedroom to Six-Bedroom HMO Conversion
Location: Manners Road, Southsea
Short description: Complete refurbishment, extension and conversion of an existing three-bedroom property into a modern six-bedroom HMO with en-suite facilities.
Client Brief: Transform an existing three-bedroom property into a modern six-bedroom HMO, maximising the available accommodation to provide six individual en-suite bedrooms together with a communal kitchen and living area.
Work Undertaken: SODA Building Services Ltd carried out a complete strip-out and refurbishment, including structural alterations, new steelwork, a small extension and loft conversion to maximise the available floor space.
The property was completely reconfigured with new stud partitioning, thermal and acoustic insulation, plasterboarding and plastering throughout. A complete electrical rewire and new plumbing system were installed, together with six new en-suite shower rooms, a separate WC and tank room, and a fully fitted communal kitchen.
External works included roofing and a new flat roof to the extension, replacement windows and front entrance door, together with garden clearance and improvements. The property was completed with new flooring and full internal decoration throughout.
The Result: A complete transformation of the original three-bedroom property into a professionally finished six-bedroom HMO, providing six en-suite bedrooms and modern communal accommodation, ready for occupation.

Project: Three-Bedroom to Seven-Bedroom HMO Conversion
Location: Southampton Road, Eastleigh
Short description: Complete turnkey refurbishment, extension and conversion of an existing three-bedroom townhouse into a seven-bedroom HMO.
Client Brief: Transform an existing three-bedroom townhouse into a high-quality seven-bedroom HMO, creating substantially more accommodation while ensuring the finished property met all relevant Building Regulations and HMO requirements.
Work Undertaken: SODA Building Services Ltd carried out a complete refurbishment and reconfiguration of the property, including a double-storey extension and loft conversion. Extensive structural alterations included new steelwork, RSJs, structural openings and strengthening works.
The internal layout was completely reconfigured with new stud walls and partitions, followed by re-plastering throughout. New electrical, plumbing and drainage installations were completed, together with a new kitchen, bathroom suites, windows, front entrance door and HMO-compliant fire and life-safety systems.
The project also included flooring, decorating, carpentry and joinery, garden clearance, landscaping and associated external and finishing works.
The Result: A complete turnkey transformation from a three-bedroom townhouse into a fully refurbished seven-bedroom HMO, providing significantly increased accommodation with all structural, building, electrical, plumbing, drainage, fire-safety and finishing works completed to the required standards.

Work Undertaken: SODA Building Services Ltd carried out a complete refurbishment and structural reconfiguration, including a large extension and loft conversion. Extensive structural works included new steelwork, RSJs, structural openings, strengthening works and alterations to floor levels.

Project: Commercial Bar Renovation
Location: Manchester
Short description: Complete four-week refurbishment and renovation of a commercial bar, creating a modern, high-quality venue while retaining its traditional pub character.
Client Brief:
Refurbish and modernise the existing bar to create a high-quality hospitality venue, improving the layout, facilities and overall finish while maintaining the traditional character of the pub.
Work Undertaken:
SODA Building Services Ltd carried out a complete internal refurbishment, including painting and decorating throughout, new commercial-grade flooring and wall and feature tiling.
A brand-new bespoke bar was constructed and installed, including all associated joinery and finishing works. A new raised-floor seating area was also formed to improve the layout and customer space, together with new LED lighting throughout the venue.
Complete plumbing works were undertaken to accommodate the new bar layout and service requirements, along with the full refurbishment of the customer toilet facilities including new fixtures, fittings, plumbing, finishes and decoration.
The Result:
A fully refurbished and modernised hospitality venue completed within four weeks, combining improved customer facilities and a high-quality finish with the traditional character of the existing pub.
